When getting in and out of the bath stops feeling safe, changing the bathroom is one of the kindest things you can do for yourself or an older relative — a level-access shower you can walk straight into, something to hold onto, somewhere to sit. The Two Kinds of Help Most People Miss
They're completely separate, and you may qualify for one, both, or neither:
- A Disabled Facilities Grant (DFG) — public money from your council towards the cost of the adaptation, worth up to £30,000.
- 0% VAT relief — if you're disabled or chronically sick, the qualifying work is zero-rated, so you don't pay the 20% VAT on it at all.
Getting these two confused is the single most common thing we see. Let's take them one at a time.
The Disabled Facilities Grant (Up to £30,000)
The Disabled Facilities Grant is a statutory, government-backed grant administered by your local council — for most readers of this, the City of Doncaster Council. It helps pay for changes to your home so a disabled person can live there more safely and independently, and a bathroom conversion — ripping out a bath and fitting a level-access shower, for example — is one of the most common things it's used for.
Here's what actually matters about it:

The mistake that costs people thousands: booking the work in, getting it done, and then asking the council about a grant. It almost never works in that order. 0% VAT Relief for Disabled or Chronically Sick People
This one is separate from any grant, it's often missed entirely, and it can knock a fifth off the bill on its own.
Under long-standing HMRC rules (VAT Notice 701/7), the work of providing, extending or adapting a bathroom, washroom or lavatory to suit the condition of a disabled or chronically sick person, in their own private home, can be zero-rated for VAT. In plain terms: you don't pay the 20% VAT on the qualifying work.
The part people get wrong is who qualifies:
- It's not about age. Being elderly on its own does not qualify. It's about being disabled or chronically sick.
- You don't have to be a wheelchair user. The test is a physical or mental impairment with a long-term and substantial effect on everyday activities — or a condition the medical profession treats as a chronic sickness (diabetes is a commonly cited example).
- Temporary doesn't count. A broken leg or a short-term injury isn't enough — it has to be long-term.
You don't need HMRC's permission and you don't need to prove anything to us in advance. In practice, the customer signs a short, simple written declaration confirming they're eligible, and we apply the zero rate to the qualifying part of the quote. We handle that paperwork for you — it's a single form, not a bureaucratic ordeal.
What VAT relief covers — and what it doesn't. The relief applies to the work that's necessary because of the person's condition (the level-access shower, the adaptation, associated building work to make it usable). Can You Use Both Together?
Yes — they're not mutually exclusive. The VAT relief reduces what the work costs; the Disabled Facilities Grant helps pay for what's left. Where a grant is funding qualifying adaptation work for an eligible person, that work is generally zero-rated too, which stretches the grant further. The order matters, though: sort the grant application first (because you can't start work before approval), and the VAT relief is applied at the point we quote and invoice.

- A low-threshold or half-height door and sensible turning space where a walker or wheelchair is used.
